Building in Bali should feel certain.

Our aim is easy to state and slow to earn. We want an owner to know what the building will cost and who answers for each part of it, before a single trench is dug.

Four practices share that work. Each one begins below and continues on its own site.

Construction that answers for the whole building

BODE Construction builds homes, villas and hospitality projects across Bali as a design and build contractor. A single team carries the work from the first permit to the last coat of paint, and remains answerable after the keys change hands.

  1. Land and soil

Each project starts with a survey of the plot, its levels and its drainage, and a soil investigation where the structure calls for one. Foundations are then designed for what is actually underground.

  2. Drawings and permits

Architectural and structural drawings are developed together and taken through the PBG building approval. The SLF certificate of function follows at completion, so the building is legal to occupy and to rent.

  3. Cost and schedule

Before work begins you receive a bill of quantities that prices every item, tied to a schedule. Payments follow progress you can see on site.

  4. Structure and services

Concrete, steel and timber work is supervised daily by our site team. Pipes and cable routes are fixed before any wall is closed.

  5. Finishing

Tiling, carpentry, paint and fittings, coordinated with BODE Interior whenever the inside is ours as well.

  6. Handover and aftercare

A documented handover with as-built drawings and warranties, followed by a defects period in which we return to put right whatever needs it.

Interiors made for island light and island air

BODE Interior designs and builds the inside of homes, villas, restaurants and offices. Our designers begin while the structure is still on paper, which lets the building and its rooms be drawn as one thing.

Joinery made to measure. Wardrobes, kitchens, vanities and shelving are drawn in our studio and made by local workshops we know well, in timbers and boards chosen to cope with humidity.

Materials that age well. Stone, terrazzo, teak and lime plaster are specified with the climate in mind, so surfaces weather into character instead of into repair.

Light planned on paper. Daylight and evening light are both worked out on the drawings, long before an electrician arrives on site.

The right builder, found before you sign

Independent, owner-side procurement for luxury projects in Lombok and Bali. BODE Procurement runs the tender on your side of the table, from the first look at the documents to a recommendation to award, so the decision is made between real, comparable options.

Tender documents checked first

The tender pack and its BOQ are reviewed for completeness, and areas are verified against the drawings before anyone prices.

A shortlist, not a directory

Contractors are sourced and pre-qualified, so only builders who can carry the project receive the tender.

A recommendation to award

A Tender Evaluation Report with our recommendation. The choice, and the contract, stay yours.

Bids levelled like for like

Every bid is levelled against one BOQ, so exclusions and underpricing are flagged before totals are compared.

Four to six weeks

A tender typically runs four to six weeks from engagement, and our scope ends at the recommendation to award.

Sunlight, measured before it is sold

Bali sits eight degrees south of the equator, and its roofs receive strong sun for most of the year. BODE Solar starts with two numbers, what your roof can produce and what your building uses while the sun is up, and shows you where they meet.

The sun's path over a house in Bali from six in the morning to six in the evening, with the hourly output of a rooftop solar system rising towards midday 06:00 09:00 12:00 15:00 18:00

Around five strong hours a day

Roofs in Bali average roughly four and a half to five and a half peak sun hours a day, a little more in the dry months from April to October. One kilowatt of panels produces somewhere near four kilowatt hours on an ordinary day.

Sized for the daytime

Since 2024, power sent back to the PLN grid no longer lowers your bill, so a sensible system is sized to what the building actually uses between morning and late afternoon.

Batteries carry the evening

Storage moves part of the midday surplus into the evening, when kitchens and air conditioning tend to peak. Whether it pays for itself depends on how much you use after dark.

The roof comes first

Panels add weight and fixings to a roof that must stay watertight through the wet season. Structure and waterproofing are checked before anything is mounted.

BODE Solar is in its first season. Its site explains the numbers before it sells anything, and that is where we would like you to start.
